90 Devonport Road 16

Property Income Fund is proud to announce that Mareanui – 90 Devonport Road, Tauranga has received the Rider Levett Bucknall Supreme Award at the 2026 Property Council New Zealand Property Industry Awards.

The Supreme Award is the highest honour presented by New Zealand's property industry, recognising the project judged to be the country's most outstanding example of excellence in property development, design, construction and long-term value.

In addition to the Supreme Award, Mareanui also received the RCP Commercial Office Property Award and the Resene Sustainable Building Property Award, making it the most highly awarded project of the evening.

Owned by Property Income Fund and developed by Willis Bond, Mareanui is Tauranga City Council's new civic workplace and New Zealand's largest modern mass timber office building. The eight-storey, 10,400-square-metre development has become a landmark for the revitalisation of Tauranga's city centre while setting a new benchmark for sustainable commercial property with its 6 Green Star rating.

Designed to deliver long-term value, Mareanui combines innovative engineered timber construction with leading environmental performance and a strong focus on occupant wellbeing. As a long-term investment for Property Income Fund, the building reflects the Fund's commitment to owning high-quality, future-focused commercial assets that deliver enduring value for tenants, investors and the communities they serve.

Property Council New Zealand described Mareanui as the type of project the Awards were established to recognise – one that is "commercially disciplined, deeply collaborative and significant beyond the building itself." The judges also praised the development as a benchmark for the next generation of low-carbon commercial buildings in New Zealand.

This recognition reflects the vision, expertise and collaboration of the entire project team. Property Income Fund acknowledges the contribution of everyone involved in delivering this exceptional development and congratulates all project partners on this outstanding achievement.
